62 <br /> <br /> Mr. Callahan replied that the shape of the property is such <br /> that putting the townhomes on the north end would result in a long <br /> single cul-de-sac on the south end, which would not be an <br /> attractive use of the property. He stated that the grades of the <br /> houses on the southeast are five feet higher than that outside <br /> Heller Seasoning and that the existing soundwall is also a <br /> retaining wall all the way from Rheem Drive to Mohr Avenue. He <br /> added that the grade falls very sharply mid-point of the eastern <br /> property line and that by cutting the grade down further, the <br /> height of the townhomes would match the height of the existing <br /> homes within a foot, even though the townhomes have garages beneath <br /> the units. He indicated that the neighbors were satisfied with <br /> the plan. <br /> <br /> Mr. Tarver commented that there seem to be no trees or <br /> landscaping behind the single-family units. <br /> <br /> Mr. Callahan explained that the developer would construct the <br /> front yard landscaping and have a landscaping standard in the CC&Rs <br /> for the rear yards, the implementation of which would be left to <br /> each individual property owner. He added that evergreen trees <br /> would be planted to break up the relationship between the townhomes <br /> and the single-family homes. <br /> <br /> Ms. Mohr inquired what the minimum depth on the back yards <br /> are. <br /> <br /> Mr. Callahan replied that the back yards would be 23 feet on <br /> the eastern side, 20 feet on the southern side, with the exception <br /> of an odd-shaped lot on the southern side, and 22 feet on the <br /> western side, with the exception of another odd-shaped lot on the <br /> western side. <br /> <br /> Mr. Tarver inquired if the setbacks on the homes the same as <br /> those of the existing houses and if most of them would be two-story <br /> units. <br /> <br /> Mr. Callahan replied that the setbacks are between 16 feet and <br /> 17 feet, and increase to about 24 down the street. He added that <br /> there are three single-story houses and about nine two-story units <br /> on the adjacent street. <br /> <br /> Ms. Scribner inquired if the five-foot side yard setbacks <br /> would be similar to those existing in the neighboring developments. <br /> <br /> Mr. Callahan said yes. <br /> <br /> - 12 - <br /> 3-5-91 <br /> <br /> <br />
