285 <br /> <br />Item 6c <br />RZ-91-1, City of Pleasanton, Application to Rezone Five Parcels <br />Totalling Approximately 1.8 Acres Located at 3655, 3683, 3731 <br />Vineyard Avenue and 495 Linden Way (Located Within the Remen Tract) <br />to the R-1-10,000 Zoning District (SR 91:255) <br /> <br />Consider Adoption of a Negative Declaration <br /> <br /> Mr. Mercer declared the public hearing open on the <br />application. <br /> <br /> Mr. Chris Johnson, 3545 Vine Street, a Pleasanton resident for <br />many years, stated that he was very happy with the rural lifestyle <br />of the only affordable rural area left in the City. He expressed <br />concern that rezoning the area to high density would take away the <br />rural nature of the area. <br /> <br /> Mr. Mercer pointed out to Mr. Johnson that the only parcels <br />being considered for rezoning were 3655, 3683, 3731 Vineyard Avenue <br />and 495 Linden Way and that this rezoning should not affect his <br />area. <br /> <br /> Mr. Joe Ales, 4046 Graham Street, owner of the property on 495 <br />Linden Way and the one next to it, stated that he would like to <br />build at least four units on the two parcels. He commented that he <br />understood the neighbors' wishes to preserve the rural atmosphere <br />but that he could put some very attractive dwellings there that <br />would fit the nature of the area. <br /> <br /> Ms. Cindy Nielsen, a resident of 3644 Vine Street for five <br />years, stated that she was in favor of keeping the rural nature of <br />the area and would be opposed to having more than one house per <br />lot. <br /> <br /> Mr. Rich Hempy, a resident of 3568 Vine Street for 30 years, <br />stated that he understood Mr. Ales' desire to develop but that he <br />would not want to see the area overcrowded. He inidcated his <br />preference for an R-1-20,000 zoning, but felt R-1-10,000 would be <br />acceptable. <br /> <br /> Mr. Lori Johnson, 3545 Vine Street, a resident of Pleasanton <br />for seven years, stated that she did not want to see a lot of <br />development take place that would destroy the rural atmosphere. <br />She was concerned that traffic would increase with development and <br />stated that she was opposed to any development. <br /> <br /> Mr. Tom Dillard, a resident of 452 Linden Way for 15 years, <br />stated that he is envied by his Bay Area friends for the rural <br /> <br /> - 5 - <br /> 7-2-91 <br /> <br /> <br />
