36

It was moved by Ms. Mohr, and seconded by Mr. Tarver, that
Ordinance No. 1518 be introduced, to be read by title only and
waiving further reading thereof, approving the application rezoning
and development plan approval as filed Case PUD-91-4.
The roll call vote was as follows:
AYES: Councilmembers Butler, Mohr, Scribner, Tarver and Mayor
Mercer
NOES: None
ABSENT: None
ABSTAIN: None

Item 6b
PUD-Sl-30-52D, Signature Properties - Application for a major
modification to the approved Planned Unit Development for the
construction of 151 townhouse and condominiumdwelling units on an
approximately 12.46 acre site located at 5700 West Las Positas
Boulevard (Lot 24A of the Hacienda Business Park). Zoning for the
property is PUD (Planned Unit Development - High Density
Residential District. (SR 91:379)

Mr. Mercer declared the public hearing open on the
application.

Mr. Jim McKeehan, with Signature Properties, 6612 Owens Drive
pointed out to Council that this project is a modification to a
planned project brought before council last year. The Summerhill
Project had previously been approved as a 153-unit project on this
site, however the project was not able to be financed. Signature
Properties has been working with Prudential Property Company in an
effort to reduce the mass of the project and still have a price
that is more sensitive to the market place.

Mr. McKeehan indicated there were other representatives
present from Signature Properties to review the project if Council
so desired and to field specific questions.

Mr. Ken Crews with Signature Properties responded to questions
from Council regarding the elevation and architecture. He stated
that the style is mediterranean and composed of four different
floor plans that come together to create three different buildings.
The buildings are a three, a four or a six unit building. The
buildings are composed of one or two story elements. The previous
project had been a three story building, while this one is 28 feet
in height.

9-17-91 6
