Zoning for the property is "A"
{Agriculture) District. (SR92:51)

Mr. Mercer declared the public hearing open on the
application.

Chris Beratlis, 351-C St. Mary Street, stated that he
concurred with the conditions in the staff report with one
exception. He requested that the condition on the garage size of
450 sq. ft. be changed to allow a three car garage, instead of a
two car garage.

Mr. Tarver asked when the project was approved for 15 lots.

Mr. Beratlis responded that the project came back to Council
with the condition that it be changed from straight zoning to a
PUD.

Ms. Mohr askedMr. Beratlis what type of retaining walls were
going to be used for the project. She also asked if any of the
retaining walls were going to have street exposure.

Mr. Beratlis said that he would like it to be a crib lock
wall. The Design Review Board objected to the crib lock and
suggested that he use a keystone type of material. (A brochure was
given to Council on the keystone wall.) He indicated that the
retaining walls would not have street exposure with one exception.
The one exposed wall would be located on his lot therefore, he
would be responsible for landscaping that area. The 12 foot
sections of the walls would be visible from the street to some
degree.

Ms. Mohr asked if the CC&R's required landscaping to disguise
the appearance of the walls.

Mr. Beratlis explained that the CC&R's had not been drafted at
that time but a requirement for such a condition could be included.

2/4/92
9
