64 <br /> <br /> Becky Dennis, 838 Grey Fox Circle, spoke in favor of the <br /> application. She felt that staff, the applicant, and the neighbors <br /> put a lot of work into mitigating the problems with the project and <br /> she was satisfied with the results. She was very pleased with the <br /> project and asked that no changes be made. The houses would be the <br /> most dominating feature one would see looking up from her property <br /> but she felt over time that view would be developed with <br /> vegetation. <br /> <br /> Sheri Barley, 850 Grey Fox Circle, supported the project but <br /> was concerned about increasing the sizes of garages on the lots <br /> some of which were less than one half acre. <br /> <br /> Mr. Beratlis confirmed that not all of the lots were one-half <br /> acre. Some of the lots were under the half acre zoning <br /> classification of the City which represented an averaqe of one-half <br /> acre. In response to a staff concern about restricting building <br /> permits if mandatory water rationing were in effect, he had no <br /> objection with that condition. <br /> <br /> There being no further testimony, Mr. Mercer declared the <br /> public hearing closed. <br /> <br /> Ms. Mohr confirmed that the roofing materials to be used on <br /> the project should meet the new code requirement. She commented <br /> that three car garages had become standard and that the applicant's <br /> request for the increase of garage size was appropriate. <br /> <br /> Mr. Swift explained that it was not a requirement that one <br /> couldn't have a three car garage but if any part of the garage was <br /> larger than 450 sq. ft., it counted against the floor area ratio <br /> which would otherwise be applied. · <br /> <br /> Mr. Tarver felt that there would be too many lots on the <br /> property and therefore, he could not support the application. <br /> <br /> It was moved by Ms. Mohr, and seconded by Mr. Butler, that <br /> Resolution No. 92-33 be adopted, approving a negative. declaration, <br /> based on a review of an initial environmental impact study done for <br /> this project and on a finding that no significant environmental <br /> impact would occur as outlined in the City's Guidelines. <br /> <br /> The roll call vote w~S as follows: <br /> AYES: Councilmembers Butler, Mohr, Scribner, Tarver, and Mayor <br /> Mercer <br /> NOES: None <br /> ABSENT: None <br /> ABSTAIN: None <br /> <br /> 2/4/92 <br /> 10 <br /> <br /> <br />
