He indicated that the approval of
this application would increase their customer service. The design
is in concert with the rest of their buildings and they have been
working with staff on the landscape proposals.

Ms. Mohr asked if it would create a problem in cutting back
their inventory if they could no longer use the property across the
street for parking. Mr. Nakamura replied that they are
comfortable with the condition and pointed out that current
business conditions are necessitating them to carry less inventory.

Ms. Scribner referred to the staff report. She asked Mr.
Nakamura if he had spoken to Spieker Partners. Mr. Nakamura
answered yes. He stated that Spieker Partners wrote a letter
stating that it had reviewed the project and had no objection to
it.

There being no further testimony, Mayor Mercer declared the
public hearing closed.

Ms. Mohr stated it was her appeal that brought this item back
to Council. She felt that the visibility of this project from the
1-580 offramp was a sensitive issue. She has since spoken with
staff and was pleased to see the landscaping was now much more
attractive.

It was moved by Ms. Mohr, and seconded by Mr. Butler, that
Ordinance No. 1540 be introduced, to be read by title only and
waiving further reading thereof, approving the application for a
major modification to an approved development plan to allow the
construction of an eight-bay, 2,856 sq.ft., automobile service
building (Val Strough Auto Village) located at 4335 Rosewood Drive.

~/7/92
8
