24 <br /> <br /> Ms. Acosta reported that the Planning Commission and the <br /> Design Review Board were asking the Council for direction on how <br /> the Council views the impact lots for the Golden Eagle Farms <br /> development. The design guidelines include a reference to a <br /> "medium" size home being on the high visibility lots. The Planning <br /> Commission and Design Review Board are not clear what that means <br /> from the Council's perspective. She indicated that there are <br /> applications currently pending and one of those applications would <br /> be heard the following evening at the Planning Commission meeting. <br /> <br /> Ms. Scribner asked if the definition of the medium size house <br /> would apply only to the impact lots. <br /> <br /> Mr. Swift indicated it would. <br /> <br /> Ms. Scribner asked that if visibility is the concern, what <br /> does that have to do with house size? <br /> <br /> Mr. Swift replied that was one of many things which can be a <br /> factor, which was why it was made a guideline. <br /> <br /> Ms. Scribner added that the FAR would still be the overriding <br /> concern. <br /> <br /> Mr. Butler stated that the Design Review Board could approve <br /> a larger house if it felt that it was appropriate. He felt that <br /> the design aspect is most important. <br /> <br /> Ms. Scribner added that perhaps Council didn't need to define <br /> "medium" size. <br /> <br /> Mr. Tarver asked staff if people were noticed on this matter, <br /> even though this was not a public hearing? <br /> <br /> Mr. Swift answered yes. <br /> <br /> Ms. Mohr asked what would be a reasonable expectation in terms <br /> of square footage for a four car garage with storage and work room <br /> in it. <br /> <br /> Mr. Swift replied that it would be approximately 800-1000 <br /> sq.ft. <br /> <br /> Ms. Mohr felt it was appropriate for new buyers to be aware of <br /> what is wanted on these sensitive lots. <br /> <br /> Bruce Springer, Lot 15 of Golden Eagle Farms development, <br /> represented the Golden Eagle West Property Owners Group. He stated <br /> that the group was there that evening to assist in achieving-a <br /> reasonable definition of the term "medium".
