25 <br /> <br /> subdivision is mixed with low, medium and high density housing. <br /> The high density houses have sold at a top price of $550,000; one <br /> of the medium density houses has sold for over $800,000; and the <br /> low density homes are expected to sell for over $1 million. The <br /> purchasers of these properties felt that Golden Ea.gle West was a <br /> unique community and that the views were spectacular. The lot <br /> sizes average over one acre and the location makes it desirable. <br /> Prospective purchasers were told that permissible home sizes would <br /> range from 3500 sq.ft. up to 25% of a lot size; 3500 sq.ft is <br /> roughly 10% of the smaller lot sizes. One could expect the range <br /> of home sizes to be from 10%-25% of the lot size. Garages were <br /> never included in the size calculations. <br /> <br /> Doug Brobst, 1709 Magnolia Circle (Lot 26), Pleasanton, <br />indicated that he had tried to cooperate with this process from the <br />beginning. He indicated that house size was never a concern of the <br />City staff or of the developer until now. Before they received the <br />Design Review Board staff report, the only critical factors were <br />the design and how well it fit on the lot. <br /> <br /> Mr. Tarver asked Mr. Brobst what the size of his lot was. Mr. <br />Brobst answered that it was 43,000 sq.ft. and the house was 6300 <br />sq.ft., not including the garage. <br /> <br /> Dr. Rao Sunkavally, 40327 Imperio Place, Fremont, stated that <br />he purchased Lot 22 in January 1991 because it was in a nice area. <br />He hired an architect and began the planning process. He was <br />informed that the house size was a factor when he brought his plan <br />to the City. He was not aware of this prior to his purchasing the <br />property. His lot size is approximately 46,000 sq.ft., and the <br />house is 7500 sq.ft. excluding the garage but including a 1,400 <br />sq.ft. basement. He would have to redesign the house and pay more <br />architect fees if the size had to be reduced. <br /> <br /> Marilyn Moody, 44104 Linda Vista Road, Fremont, purchased Lot <br />19. She hoped that Council would look at their community as not <br />being like other developments in Pleasanton. She urged Council to <br />consider landscape and design as well as house size. <br /> <br /> Katherine Pittenger, 492 McDuff Avenue, Fremont, stated that <br />when they purchased their lot the smallest allowed house size, as <br />represented to them, was 3500 sq.ft. She asked that Council <br />consider the uniqueness of their neighborhood and the setting as a <br />basis of approval rather than by square footage. <br /> <br /> Tony Maeo, 4041 Lakeshore Drive, San Ramon, explained that he <br />hoped his new home would be under construction by last summer and <br />this delay had effected him economically. When he bought his lot <br />he believed that he could build the home he wanted. He was aware <br />of the medium and large design guidelines and that is what he based <br />his purchase on.
