He stated that it would be difficult to sell a large <br /> lot with a small house, but he could sell a small house on a small <br /> lot and renovate it. <br /> <br /> Dave Jones, 1605 Rose Avenue, was not in favor or opposed to <br /> this project. He asked if there was consensus on the <br /> infrastructure in this area. He explained that in 1982 part of his <br /> property was zoned PUD. Th~s happened because he believed that <br /> Rose Avenue would go through his area and it would become an <br /> apartment area. He supported 10,000 square foot lots but was <br /> opposed to putting the sewer system or water to Valley Avenue <br /> because the costs exceed what can be afforded in this area. He <br /> expressed his belief that Alameda County would not contribute to <br /> the utilities. <br /> <br /> There being no further testimony, Mr. Mercer declared the <br /> public hearing closed. <br /> <br /> Mr. Butler asked-staff to explain the water and sewer line <br /> alternatives. <br /> <br /> Ms. Mohr added that Mayor Mercer and she had spent a great <br /> amount of time trying to talk to the Fair Board about putting Rose <br /> Avenue through to Valley Avenue but had received a negative <br /> response. The Fair Board did not want that to happen. There was <br /> an easement granted in the Zone 7 right-of-way that allows the City <br /> access for the storm drain and sewer. <br /> <br /> Mr. Swift replied that in conjunction with the Martinique Home <br /> project, which involved the two lots immediately to the west of the <br /> Davidson parcel, it was planned to combine the two lots and build <br /> a project at about 1.9 units per acre. That project was required <br /> to extend the sewer that would flow by gravity towards Valley <br /> Avenue to include not only the Davidson property but also all <br /> <br /> 5/5/92 9 <br /> <br /> <br />
