61

Mr. Swift indicated the ordinance requires growth management
approval prior to processing the tentative map. The tentative map
for this project is on the agenda for the Planning Commission for
the next meeting, which is why this is to Council in advance of the
agreement.

Gene Finch, 8019 Jorgensen Lane, Community Service Director of
Pleasanton Rotary North, was available to answer any questions.

Michael Goldsworthy, architect, 633 Abbie Street, indicated
the construction drawings were complete and have gone out to bid.
They are currently putting costs together. Soil reports have been
prepared. Financing is in place subject to the various approval
processes. The members of Rotary are ready to proceed with
construction. He urged Council to approve the application.

Robert Cordtz, 262 West Angela, member of the Affordable
Housing Task Force, spoke in favor of the project and urged Council
to approve the application.

Jerry Haakenstad, 865 Concord Street, opposed any further high
density housing on Palomino. He believed the area was
overdeveloped. He was concerned about traffic and the danger to
school children. The Vintage Hills residents are very upset and
feel their wishes for open space have been ignored. He urged
Council to reconsider this project.

Jack Hovingh, 4250 Muirwood Drive, spoke in favor of this
project. This is an opportunity to provide affordable housing.

There being no further testimony the public hearing was
closed.

Ms. Scribner indicted the impact of seven units is minimal on
the neighborhood. This is a great community project.

Ms. Mohr agreed with Ms. Scribner. If this were a for-profit
development, the units would be considerably more expensive. Any
profit to the Rotary will be returned to the community. She wished
there were more places in town for other projects like this.

Mr. Pico questioned whether the only profit to the Rotary was
a donation to the community. He understands that Rotary will
retain some income from this project. He wanted further discussion
regarding the financial aspects of the project. He was concerned
about the Vintage Hills residents and the clustering of too much
high density housing in the area. He wanted the action deferred
for further input.

01/19/93 11
