Jim Peac, ock, 308 Taurus Avenue, Oakland, GYM Masters, Inc., owner of Golds Gym,
explained the problems that he has had with members and potential members locating his _...~
business and how vital it is for a business to be easily identified by signs.

Mr. Paxson stated that the Association would not support adding additional names to the
monument signs at the street because of the character of the Park and signs previously approved.
However, he would support adding additional signs to the tenant monument signs.

There being no further testimony, Mr. Tarver declared the public hearing closed.

Mr. Pico reiterated that for those buildings which have driveways at all comers
the tenant directory monument should be modified to allow a monument for each corner of a
building rather than just one sign in the center
Ms. Dennis agreed that it was sometimes difficult to find the various businesses in the
Park because of the lack of signage.

Ms. Mohr asked if there was another way to solve the problem other than with signs.

Mr. Swift described each of the signs and the purpose for each. Staff did not object to
adding additional names to the directory signs. He suggested that Council work out the details
of the signs at the time each new building is built because at that time the number of offices and
spaces needed will be known.

Mayor Tarvet agreed that these guidelines should accommodate some flexibility. Council
should adhere to the guidelines where appropriate. There may be certain circumstances where
more names, etc. should be added to the signs.

It was moved by Mayor Tarver, and seconded by Ms. Scribner, that Ordinance No. 1621
be introduced, to be read by title only and waiving further reading thereof, approving PUD-81-
30-28M/PUD-85-8-10M, Hacienda Owners Association; approving a major modification to an
approved Planned Unit Development for a comprehensive revision of the Hacienda Design
Guidelines, but referring to staff report further consideration of type 2 signs.

The roll call vote was as follows:
AYES: Councilmembers Dennis, Mohr, Pico, Scribner and Mayor Tarver
NOES: None
ABSENT: None
ABSTAIN: None

03/15/94 8
