Zonin~
for the area is PUD-fPlanned Unit Develonment) - I/C-O (Industrial/Commercial-Of~ce}
District, (SR94:88)

Ms. Dennis asked if a provision could be added that would require a periodic review of
the signage. Her objective was to keep the signs from looking dated.

Mr. Swift answered that this could be done on a case-by~ basis. A provision could
be added to any signage plan that would require periodic review.

-- In response to Mr. Pico, Mr. Swift clarified where staff got the two tenant names for the
project identification monument and the flexibility for the buildings that have multiple tenants.

Mr. Pico felt that for those buildings which have driveways at all corners the tenant
directory monument should be modified to allow for a monument for each corner of a building
rather than just one sign in the center. He also thought that more than five tenant names should
be allowed on each sign. He did not believe that this guideline adequately addresses the needs
for multi-tenant operations in the Business Park.

Mr. Tarver declared the public hearing open on the application.

James Paxson, 3825 Hopyard Road, Suite 210, Assistant General Manager for Hacienda
Owners' Association, concurred with staff recommendation and agreed with Mr. Pico's
comments. He was available to answer any questions.

Donna Batchellor, Rouse & Associates, presented a signage plan to Council for
consideration. She explained that she was representing her tenants who have been having
problems with identifying themselves under the current signage restrictions. She proposed
adding two additional monument signs to the street frontage of the property and adding directory
signs internally to the project.

03/15/94 7
