Donald Ferguson, 6802 Cone Nuevo, believed that the General Plan Steering Committee
should review this project thoroughly. He felt that this site was a valuable one and the use
should be reconsidered.

Paula Hewitson, 2467 Via de los Milagros, asked if the proposed WalMan will be as
large or larger than the existing one in Livermore. She was concerned with WalMan being a
good community neighbor, its competition with small businesses and its consistency in pricing
and advertising.

lVl. ichael Serrano, 4835 Golden Road; Shareef Mahdavi, 3175 Malvasia Court; Marty
Daniels, 2449 Skylark Way; and John Nunes, 3465 Canfield Drive, Danville, 94526; spoke in
opposition to this application. Ms. Daniels believed that there were many retail business
locations empty at this time in Pleasanton. She believed that WalMart would greatly affect the
small business owners in this town.

Mr. Sweeney and Mr. Karn responded to some of the concerns and questions made by
the previous speak~s. It was explained that WalMan would not drive off corporate users.
Prudential is not seeking any financial sub~sidies from the City. There have been no negative
comments or results from Stoneridge Mall and many other retails stores. WalMart does
advertise locally. It does not have large sales; instead it has consistent low prices. Mr. Karn
explained that the employees' salaries will be comparable to those stores it is competing with
and that its managers of WalMart are promoted from within.

Chuck Bell, 5822 S. New Haven Avenue, Tulsa OK, 74135, BSW Architect, described
the outside design and coloring of the building.

In response to Ms. Mohr's questions, Dean Ashworth, 1455 Oliver Road, Fairfield,
94590, Greiner Engineering, explained that the reason there is a variety of trees in the parking
lot and around the building is so that there would be greenery year round.

Ms. Mohr believed that this project would be an asset to the Business Park. She was
satisfied with the design and a~ce of the building in the area. The Economic Development
Committee has not addressed this project because the Committee has not reached a stage where
it considers such specific items.

Ms. Scribner was pleased with the image that WalMan will be presenting and was
pleased with the architectural changes for the Pleasanton store. She did not believe that it would
affect the businesses downtown. She would rather have WallVim in Pleasanton if it were to
come to the Tri-Valley area.

Ms. Dennis thought it would bring business not only to the City but to downtown as well.
Ms. Dennis supported this project. She felt that this would bring a positive impact to the City.
She was pleased with how the architecture of the building fits into the City's environment.

01/04/94 9
