Mr. Roush stated that currently the growth management approvals for the project are
allocated for 1995, 1996 and 1997. Presley had made a request to move those from those years
to 1996, 1997 and 1998. What this does is that if the Presley does not get a final map for these
thirty-nine lots by the end of the year or if the deadline is not extended by the Council, then
those thirty-nine approvals will lapse. If extended, it means that Presley has to obtain the final
map by September 1, 1996 in order to lmep those thirty-nine growth management approvals.

Mr. Tarver asked if anyone in the audience wanted to comment on the item.

Theresa Roberts, 8000 Clayton Roberts, project manager for Presley Companies,
commented that the Presley Company would like to work with Council on any
recommendations/modifications that it has on this project. She asked that if the building permit
fees are paid by September 1, 1996, that the building permit fees be vested and transferable to
Phas~ I of the project since Phase I will be built out before Presley starts pulling the permits in
the Phase II of the project. Presley Company also relooked at the allocation request for 1996,
1997, and 1998. It would like to reallocate 15 units in 1996, 35 units in 1997 and 50 units in
1998.

Ms. Michelotti asked if Ms. Roberts was willing to work out modifications and questions
on the present plan with the Council.

Ms. Roberts stated she just received Phase I signed and approved plans this week. She
felt it had been a long time since Council had reviewed those plans and she offered Council the
opportunity to review those and make comments. She stated it was just brought to her attention
that there were some concerns that Council had in the design of the project.

Ms. Mohr stated that Presley Company had been caught up in the recession as other
builders have. She applauded it for coming forward with a new growth management request.
The City needs help completing the Dublin Canyon Road improvements and appreciated Presley
Company's willingness to use its contribution in combination with other funds that are available
to the City to get that road finished.

Ms. Michelot~ appreciated Presley Company's intent and willingness to work with
Councilmembers on the design issues, etc. She does have concern about Laurel Creek Drive
and the impact there will be on that. She supports reviewing the pIans and being able to address
those issues.

Ms. Dennis had concerns about the project. She felt some re, design was needed and that
a lot of things need to be redone. When she thought about one more extension she had a
problem with the way the project fits and works. She thought it might be best to start over
again.

-- Ms. Mohr asked if the denial to the request is for the thirty-nine lots only.

11/21/95 -19-
