Jim Rossi, 22 Del Rio, stated he was in favor of the 5A Rent-A-Space. His children live <br />in Pleasanton (apartment dwellers) and don't have enough space, so he would like to see a <br />facility like this. The 5A people are involved in the community and are not people who come <br />in, build, secure tenants and then walk away or sell. <br /> <br /> Bill Christensen, 7979 Hillsboro Court, stated that the Stoneridge, Gold Creek, and <br />Highland Oaks Condominiums, along with a petition of 700 names, are opposed to the <br />construction of 5A Rent-A-Space at this location. <br /> <br /> Gary Palmatier, 7977 Fairoaks Court, stated this could be a study of an ill-conceived <br />project of a head strong family and a community not willing to suffer the consequences of their <br />experiment of warehouse development and innovation. He would like to see a better use of this <br />land and this project will not enhance the neighborhood or increase home values. Why develop <br />a parcel that will have to cram the warehouse in with minimum setbacks. The streets are <br />accessed with an uncontrolled intersection on a six lane divided boulevard. <br /> <br /> Jenny Buck, 7867 Fairoaks Drive, felt there would be potential traffic problems if the <br />plan was approved. She stated the most usage would be from 7:00-10:00 a.m. and 5:00-7:00 <br />p.m. in the evening, which will create heavy traffic and a long wait to make left hand turns. <br />This facility will be adding more than 950 trips. The Knuppes had a market analysis done and <br />it stated that 30% of the business that they anticipate using this storage warehouse is coming <br />from outside Pleasanton and it also states the highest usage is for commercial use. Commercial <br />not residential users will make up the majority of their tenants, making this a commercial use. <br />Ms. Buck urged the Council to deny the appeal. <br /> <br /> Vic Karpenco, 7862 Knollbrook Drive, felt that this is a commercial warehouse in a <br />residential area. He felt that there will be uncontrolled usage of the facility and that a variety <br />of chemicals could or might be stored there. It is easy to come in, pay a few months and <br />walkaway leaving environmentally hazardous materials to rot, decay, etc. He asked about the <br />possibility of fire. People cram things to the ceiling of those individual storage rooms and the <br />walls are not fire retardant. Mr. Karpenco asked the Council to deny the application for <br />environmental reasons. <br /> <br /> Joyce Mooradian, 7679 Fairoaks Dr., looked for the best neighborhood when she bought <br />her home four months ago. Had she known that there was a potential for an industrial <br />warehouse, she would have chosen to live elsewhere. She felt her home and neighborhood will <br />be devalued. She asked the Council to vote no on the Knuppe appeal. <br /> <br /> Tracy Gwinn, 7844 Creekside Dr., past President and now Board member of the Gold <br />Creek Homeowners Association, stated that Mr. Knuppe made a presentation to the Board, but <br />it was not unanimous to approve this proposal. While she does not dispute the quality of the <br />project, she stated that this land is not zoned commercial. Ms. Gwinn asked the Council to deny <br />the appeal of the Knuppes. <br /> <br />08/01/95 -7- <br /> <br /> <br />
