Ms. Ayala questioned the staff report's comment that the building is not an old residential <br />building in style or form. <br /> <br /> Mr. Swift said the building has a combination of different architectural elements. It has <br />features of a wood framed building, but it is not entirely an old residential building. He said the <br />building plans originally submitted had windows that were residential in form. <br /> <br /> Ms. Michelotti compared this building to other buildings in the area. She asked if staff felt <br />this building had the same flavor as the Bond building. <br /> <br /> Mr. Swift said the Bond building is truer to the old-time period. The Churkas' building is <br />similar but not the same. <br /> <br /> Ms. Michelotti said the original plans had the trellis built into the wrought iron fencing but <br />the trellis now being proposed is different. <br /> <br /> Mr. Swift said the trellis structure is something staff cared a lot about, because it helped to <br />carry the building to the south, rather than have a gap in the building. The trellis as proposed is <br />slightly different but serves the same function. <br /> <br /> Ms. Michelotti asked how the trellis would work with the oak tree. <br /> <br /> Mr. Swift said the current design is to have the oak tree come through the trellis. <br /> <br /> Ms. Michelotti asked about the fencing on the sidewalk. <br /> <br /> Mayor Tarver asked if staff objected to the Planning Commission' s recommendations. <br /> Mr. Swift said staff concurs with the Planning Commission. <br /> <br /> Ms. Ayala asked for the comments made by the public who attended the Planning <br />Commission meeting. <br /> <br /> Ms. Michelotti understood the Planning Commission recommended that the trim be kept <br />around the windows. <br /> <br /> Mayor Tarver declared the public hearing open. <br /> <br /> Jack Hovingh, 4250 Muirwood Drive, quoted from the staff report, "the approved window <br />treatments are an important design detail of the building, are consistent with the traditional <br />architectural detailing found in other downtown buildings, and meet the downtown guidelines ."
