She also referred to the fact that the neo-traditional design was selected for the San <br />Francisco Water Department property, so it seems there will be a lot of it in the City. <br /> <br /> Mr. Rasmussen indicated this is independent of the change to the range for medium <br />density residential that was made last night and would not be a conflict. <br /> <br /> Ms. Dennis said it was her impression that consensus was reached on the basic design <br />between the developer and the Steering Committee and she did not want to dilute that work. <br /> <br /> Ms. Michelotti asked what happens if Ponderosa goes away and another developer comes <br />in. Does that developer have to conform to this? <br /> <br /> Mr. Rasmussen indicated yes. <br /> <br />Residential Build0Ut <br /> <br /> Mr. Rasmussen presented the recommendation and suggested that when the City Council <br />completes its straw votes, staff can take a look at whatever housing unit numbers it has come <br />up with and plug that in for review on July 15. <br /> <br /> Mr. Tarver indicated there would still be issues related to study areas that have not been <br />identified. <br /> <br /> Mr. Rasmussen indicate staff could exclude the Vineyard area from that number as it had <br />for the San Francisco Water Department property and then add the numbers back in later. <br /> <br /> Ms. Mohr asked for clarification regarding the estimated 2,257 units for the San <br />Francisco Water Department property. This was not the approved conceptual plan and she felt <br />this number should be stricken or modified. <br /> <br /> Mr. Rasmussen said that could be modified if Council chose. The reason for 2,257 units <br />was that was the number used for the environmental document and was in the last General Plan. <br />That could be modified now or changed when the actual number is known. <br /> <br /> Ms. Dennis suggested the Council consider a number of housing units with a cushion, <br />so the number would not have to be changed often due to minor adjustments. <br /> <br />07/02/96 -9- <br /> <br /> <br />
