Ms. Michelotti asked if this still conforms in view of the action taken on the densities. <br /> <br /> Mr. Rasmussen indicated the Planning Commission expressed concern that some neo- <br /> traditional designs have not worked well as far as the market. Because of that concern, the <br /> Commission suggested it be considered instead of the strong incentive to do it. <br /> <br /> Ms. Mohr agreed with the Planning Commission recommendation as it stands because <br /> it gives flexibility for the City and developer to come to agreement on what is appropriate for <br /> a site. <br /> <br /> It was moved by Ms. Mohr, seconded by Ms. Michelotti, to approve the Planning <br /> Comrnl~ion recommendation. <br /> The roll call vote was as follows: <br /> AYES: Councilmembers - Michelotti and Mohr <br /> NOES: Councilmembers - Dennis, Pico, and Mayor Tarvet <br /> ABSENT: None <br /> ABSTAIN: None <br /> <br /> Ms. Dennis indicated the Steering Committee was very committed to the traditional <br /> design concept and had worked with Ponderosa to develop a mutually agreeable design for this <br /> area. That was not controversial within the Committee and there was consensus with the <br /> development plan. <br /> <br /> Ms. Mohr felt the language was being amended to meet the specifications of one <br /> particular developer. If the application is successful, the applicant will conform with the <br /> Planning Commission recommendation. If that developer does not move forward, the City <br /> would not be obligated to that particular agreement. <br /> <br /> Mr. Tarver asked how much of the property was medium density. <br /> <br /> Mr. Rasmussen indicated about 70 acres. The mid-range is five units per acre and this <br /> project is at four units. <br /> <br /> Mr. Tarver also supported the Steering Committee recommendations, because it was <br /> asked to specif'xcally look at areas of'town and make recommendations. The Planning <br /> Commission is changing the approach to the process and he wanted to support the Steering <br /> Committee as much as he can. <br /> <br /> It was moved by Ms. Denni.% seconded by Mr. Pico, to support the Steering <br /> Commlttee recommendation to modify page II-10, second full paragraph, sentence 4, which <br /> reads as follows: A maxlmum of four housing units par acre should be permitted for the <br /> Medium Density Residential area, with a potential increase of an additional one unit per <br />.... acre for a superb 'traditional design' concept." <br /> <br /> 07/02/96 -8- <br /> <br /> <br />
