He then talked about traffic patterns for the commercial area. <br /> <br /> Ms. Michelotti suggested a hotel on the site that was proposed for residential just south <br />of the commercial area. <br /> <br /> Mr. Calthorpe felt that design guidelines should be set for the 33 acres that indicate it <br />is important to respect the pedestrian scale street frontages and the various land uses can then <br />be quite flexible with regard to the percentages of retail, office, hotel, etc. The marketplace can <br />determine that. <br /> <br /> Ms. Michelotti was still opposed to any commercial on the west side of the freeway. She <br />wanted to make sure the west side had a nice entrance feature and that any soundwalls be <br />attractive. <br /> <br /> Mr. Tarvet asked for public input at this time. <br /> <br /> Lorelei Tolvtvar, 1993 Greenwood Road, expressed concern about the narrow streets <br />being proposed and the ability for emergency vehicles to have timely access. She reiterated her <br />position that the land be preserved as it is or used for a wild life museum. <br /> <br /> Gene Pons, 832 Abbie Street, supported Alternative 5. If 1600 units are planned for 195 <br />acres, 8.2 units per acre, it will be necessary to incorporate some of the neo-traditional design <br />ideas. You can't have that density with broad streets and big houses. From a planning <br />standpoint, he felt there were common sense ideas being considered. He felt this was a win/win <br />solution. San Francisco agrees to annex so that Pleasanton can control the development and San <br />Francisco can market the project as being in Pleasanton, which is a premium community. He <br />urged no further procrastination. Enough people have reviewed the plan and he felt we should <br />get on with the design phase. <br /> <br /> Mr. Tarvet clarified that the plan accommodates 1600 to 1900 units. The community <br />prefers the lower end and at some point we have to talk about specific densities and land use. <br />The process at this point is that the environmental document will proceed with that range with <br />regard to impacts. The residents understand that those issues are still there in terms of ultimate <br />numbers in that range, park areas, the piece along the railroad track, growth management, <br />preannexation issues, etc. <br /> <br /> Ms. Michelotti wanted to clarify that when we get to that discussion, she wanted to talk <br />about ~e design guidelines so they are appropriate for the plan. <br /> <br /> Mike Pirozzoli, 5925 Via del Cielo, felt it was ironic that KPIX was just here praising <br />Pleasanton on its small town arablance and here we are considering a high density project. He <br />and his neighbors still felt the density is too high and would prefer 1200 to 1500 units. He was <br />also concerned about densities and wanted less than 16 units per acre.
