Mr. Calthorpe indicated the scale of the street must have careful design. A design <br />element that would prevent the tunnel effect would be to have street trees with separated <br />sidewalks. Landscaping is critical to the effect and attention must be paid to the proportion of <br />landscape to hard surface. There is no blanket solution. One must consider the density of the <br />housing; is the street a connector street; or a small neighborhood street that leads to a limited <br />number of homes. All of that affects the width of the street. <br /> <br /> Ms. Michelotti inquired about the variety of the size of homes. <br /> <br /> Mr. Calthorpe referred to various projects and indicated there is a full range of sizes <br />possible. <br /> <br /> Mr. Tarvet referred to the road along the arroyo. <br /> <br /> Mr. Calthorpe indicated this was a balance for land economics. It seemed important to <br />have a formal edge near the freeway so you are not looking into backyards and on the other <br />side, which is more private and secluded, you can have the back-on lots. It is the same with <br />garages; you don't have to have all the same way. <br /> <br /> Mr. Tarvet referred to a question about netting or protection from the golf course. <br /> <br /> Mr. Calthorpe thought that was primarily for the driving range. In one plan, the range <br />was near Bernal and a screen was necessary. He was not sure a screen would be necessary near <br />the freeway. <br /> <br /> Ms. Michelotti asked if the commercial/office along Bernal was the same in Alternatives <br />4 and 57 <br /> <br /> Mr. Calthorpe said it was the same and the acreage was about 33 acres. He described <br />the breakdown of uses in the various areas. <br /> <br /> Mr. Tarvet felt the major issues were changing the civic use of 15 acres; changing the <br />school from 5 to 10 acres; adding 2.5 acres of neighborhood park; taking away about 14 acres <br />of roads between the San Francisco Cooperative plan and Alternative 4 and 5 makes almost no <br />changes to that. <br /> <br /> Ms. Michelotti inquired why there were berms along the freeway and expressed her <br />desire not to have residential near the freeway. She did not like berms. <br /> <br /> Mr. Calthorpe indicated they were not necessary in the commercial areas, but were <br />needed where there was residential. <br /> <br /> Ms. Mohr felt that if the Small piece of residential were moved to Bernal it would require <br />a soundwall. <br /> <br />05/21/96 -8- <br /> <br /> <br />
