She said Mr. Broyer was willing to provide <br />additional screening on his own and felt it was unnecessary to add the condition. She said the <br />trees are huge and felt the foliage would grow in very quickly. <br /> <br /> Ms. Michelotti agreed with Councilmember Ayala. <br /> <br /> Mayor Tarver appreciated Mr. Broyer's commitment in resolving this issue. <br /> <br /> There was a break at 8:45 p.m. <br /> <br /> The meeting reconvened at 8:52 p.m. <br /> <br />Item 6a <br />PUD-96-10. Ponderosa Homes <br />Application for prezonin_a to PUD (Planned Unit Development) - MDR (Medium Density <br />Residential) District and for PUD development plan approval for a 300-unit. single-family <br />residential development on a 92-acre parcel located at 3380 and 3450 M0hr Avenue. The <br />project site iS bordered on the north by Mohr Avenue. on the south bv Busch Road. on the <br />west by existing single-family residential lots, and on the east by Kaiser Sand and Gravel <br />Company. (SR97:346) <br /> <br />Also adopt the Negative Declaration prepared for this project. <br /> Brian Swift presented the staff report. <br /> <br /> Nate Meeks, Ponderosa Homes, 6387 Paseo Santa Maria, gave a brief overview of the <br />proposed project. <br /> <br /> Ms. Ayala asked how the improvements at Santa Rita/Mohr and Valley/Mohr would help <br />mitigate the traffic. <br /> <br /> Mr. Swift said what is proposed at Santa Rita/Valley is an extra southbound to eastbound <br />left turn lane, an additional northbound lane and a northbound right turn lane. It is unknown <br />as to when these will be built.
