Steven Bocian presented the staff report. <br /> <br /> Mayor Tarver declared the public hearing open. <br /> <br /> Ron Winter, 5506 Sunol Blvd, appreciated working with staff on this project. He had <br />one correction to the staff report. The staff states the market sales price to be $275,000 for <br />1,270 square foot models, but it is unknown at this time what the final sales price will be. He <br />also wanted to know what would happen if buyers cannot be found to buy the affordable units. <br />He would like the project to be reassessed when it reached 65% completion, so that if the <br />affordable units were not selling, something else could be worked out. <br /> <br /> Ms. Ayala said the staff report stated the sales price would be approximately $275,000. <br />She asked staff to comment if there has ever been any problems in the past selling affordable <br />housing units. <br /> <br /> Mr. Bocian said the only time there was difficulty in finding buyers was when a few <br />homes were sold at 120% of the median income. It is hard to find buyers when there are resale <br />restrictions. At 100% of the median income staff feels confident there will be a number of <br />buyers. Staff will also work with the developer to have a process in place to market the units <br />early to assure that they are sold. <br /> <br /> There being no further testimony, the public hearing was closed. <br /> <br /> It was moved by Ms. Michelotti, and seconded by Ms. Ayala, to adopt Resolution <br />No. 97-137, approving an affordable home ownership program for the Ray Street Village <br />project (PUD-97-08). <br />The roll call vote was as follows: <br />AYES: Councilmembers o Ayala, Dennis, Michelotti, and Mayor Tarver. <br />NOES: None <br />ABSENT: Councilmember Pico <br />ABSTAIN: None <br /> <br /> Mayor Tarver commented he would try to be more active in project approvals to try to <br />encourage developers to come forward with this kind of an arrangement. He encouraged staff <br />to be more involved in the process also. <br /> <br /> Mr. Bocian said that on Thursday, November 20, information will be presented to the <br />Affordable Housing Commission that identifies the process for affordable housing to be <br />discussed throughout the development process.
