Tn~mark Homes/Pine Street Properties <br />Applications for a Specific Plan Amendment (SPA} and a Planned Unit Development (PUD} <br />to: (1) modify the adopted Downtown Specific Plan land uses for a site from Auto-Oriented <br />Retail (Office and Commercial Service, either floor} to Mixed Use (Office/Commercial and <br />Residential): (2) rezone the site from Commercial-Service (C-S) and Planned Unit <br />DevelOpment - Commercial Service/Office (PUD-C-S/O} to Planned Unit Development - <br />Commercial-Service/Office/High DenSity Residential (PUD-C/S/O/HDR): and (3} seek <br />development plan approval to construct an approximately 6.100 souare foot office buildin,, <br />with semi-subterranean parking and 30 small-lot single-family detached homes. (SR97:270) <br /> <br /> Brian Swift presented the staff report. <br /> <br /> Mayor Tarvet asked if staff had discussed with the applicant making some of the <br />residential units "affordable". <br /> <br /> Mr. Swift said staff discussed with the applicant multiple/family units, but the residential <br />neighbors strongly preferred single-family detached homes. <br /> <br /> Mayor Tarver mentioned he had a letter signed by eleven residents in the area of Ray <br />Street who were in support of the project as staff described. <br /> <br /> Mr. Pico asked if some of the units would fall under the newly implemented second <br />mortgage program by the City. <br /> <br /> Mr. Bocian said the selling price might be too high and there may be possible deed <br />restrictions. He also mentioned the City's Housing Specialist has had no discussions with the <br />developer in regards to affordable housing. <br /> <br /> Mayor Tarver declared the public hearing open. <br /> <br /> Ron Winter, 5506 Sunol Blvd, gave a brief report on the proposed project and the <br />neighbor's concerns.
