Kaufman and Broad/Alameda County <br />Application for Planned Unit Development prezoning to PUD-MDR (2-8 units per acre) and <br />development plan approval to construct 80 townhomes for sale to lower-income buyers and <br />231 sin_fie-family detached homes on an approximately 45-acre site: and an application to <br />prezone an approximately 40-acre site to PUD-MCOWD (Mixed Commercial Office <br />Industrial Planned Development) and a 33-acre site to Public and Institutional for a public <br />park. The approximately 128-acre site is located west of El Charro Road. south of 1-580. <br />east of the California Place and California Somerset neighborhoods. and north of the <br />Kai~r sand and gravel site. and is part of the Stoneridge Drive Specific Plan area. This <br />area of the Stoneridge Drive Specific Plan currently is designated for commercial and light <br />industrial uses and for a public park. Kaufman & Broad-South Bay. and <br />Ca!Mat (SR97: 131) <br /> <br /> Brian Swift presented the staff reports. <br /> <br /> Michael Roush presented the staff report for 6c(5). <br /> <br /> Ms. Dennis asked if the CalMat agreement prevented the County from asking CalMat <br />from participating in regional transportation fees or city fees. <br /> <br /> Mr. Roush said he had a discussion with CalMat prior to the Council meeting to answer <br />that question. If there was a voluntary land use change in respect to the property and there were <br />fees in place, the agreement did not preclude the developer from paying those fees. CalMat, <br />however, was not agreeing to pay those fees without knowing more about the fees and how it <br />would affect its operation. If there was not a voluntary land use change, the agreement would <br />seem to preclude the imposition of those fees. <br /> <br /> Mr. Swift said the staff report items were reviewed by various city governing bodies and <br />the Planning Commission recommended approval of both the specific plan modification and the <br />PUD development plan.
