Douglas Krah, Standard Pacific, 3825 Hopyard Road #195, indicated the applicant
proposes 28 foot wide roads rather than 32 feet. He agreed with all other portions of the staff
report.

Ms. Michelotti indicated she was satisfied with the alternatives for paving the motorcourts
and believed a satisfactory solution will be worked out with staff.

Ms. Dennis was pleased with the return of some of the common areas and enlargement
of the recreation center. She did not think the project required a tot lot because of the adjacent
park and liked the improvements to the adult recreation facilities.

There being no further testimony, the public hearing was closed.

It was moved by Ms. Michelotti, seconded by Ms. Ayala, to introduce Ordinance No.
1702, approving the application of Standard Pacific for a major modification to an
approved PUD for Garden Villages, Village II, to replace 153 townhome units with 149
cluster-type single-family detached units on an approximately 13.8 acre site located at the
easterly end of Stoneridge Drive at Guzman Parkway, approving 28' wide private
motorcourts, and specifying the decorative paving is to be worked out with staff.

Mr. Pico asked whether decorative paving was to be installed. He also wanted
unrestricted parking on both sides of the 32' wide streets.

Ms. Michelotti explained that there would be a combination.

Mr. Tarver agreed with the comment about parking, especially in view of recent
discussions about widths of streets and speed of traffic.

Mr. Swift explained that the conditions, as written, allowed for parking on both sides of
the 32' streets.

The roll call vote was as follows:
AYES: Councilmembers- Ayala, Dennis, Michelotti, Pico, and Mayor Tarver
NOES: None
ABSENT: None
ABSTAIN: None

Item 6b
Review of Vision Statement and Youth Policy Proposed by Youth Commission, (SR97:08)

Dolores Bengtson presented the staff report.

5 1/07/97
