There being no further speakers, the public hearing was closed. <br /> <br /> It was moved by Ms. Michelotti, seconded by Ms. Dennis to adopt Resolution No. <br />99-09, approving the application of Greenbriar Sycamore Valley Company for a Master <br />Conditional Use Permit. <br /> <br /> Ms. Dennis supported the motion. She believed the secondary units would work to <br />provide flexible space and keep people from having illegal arrangements in their homes. She <br />wanted to be flexible for people who owned larger homes. She felt there was a need for these <br />units. <br /> <br /> Ms. Michelotti said this application provides a basis for approvals in the future regarding <br />secondary units. <br /> <br /> Mr. Pico was disappointed that a second model was not provided. He felt the model <br />reflected cabanas and pool houses. He did want to see the project move forward, he only wanted <br />the potential buyers to have a choice. <br /> <br /> Mr. Pico made a substitute motion that there should be a condition making the units <br />handicap accessible and that the future approvals need to adhere to any setback standards <br />that may be adopted by the City Council within the next six months. <br /> <br /> The motion died for a lack of second. <br /> <br /> Mayor Tarver had similar concerns. He felt the secondary units should be limited to the <br />larger lots. He would like to see a master permit for the nine lots along the outside. <br /> <br /> Ms. Dennis felt the size of the secondary units was not significant. If someone wanted to <br />build a larger secondary unit, they would have to get approval. <br /> <br /> Mayor Tarver said the master permit states secondary units can be built within the <br />specifications. <br /> <br /> Mr. Pico asked how much was the PUD modification fee. <br /> <br /> Mr. Swift said it is $50. <br /> <br /> Mr. Harlan said the maximum size for a secondary unit is 1200 sq.ft. It does not <br />preclude anyone from coming in on an individual basis to get approval for a larger unit.
