Ms. Ayala asked if he was getting any comments regarding the school issue. <br /> <br /> Mr. Krah said early on it was an issue but by September all the residents in Village I and <br />II should be in the local elementary school. <br /> <br /> Ms. Ayala said in Phase II the children are moving in directly across the street from the <br />school but yet have to go to another school. The knowledge that in September the children will <br />be able to attend the school in the neighborhood has helped. When would the first phase be <br />finished? <br /> <br /> Mr. Krah said sometime early next summer depending upon the weather conditions. <br /> <br /> Ms. Michelotti asked if he knew the resale value on the Belvedere units? <br /> <br /> Mr. Krah said in the low to mid $300,000. <br /> <br /> Mayor Tarver declared the public hearing open. <br /> <br /> Jack Hovingh, 4250 Muirwood Drive, felt with this PUD modification the City had the <br />opportunity to make it conform to the General Plan. In that 20% should be moderate income <br />housing and 15% should be low income housing, that would mean that 52 units would be for <br />lower/moderate income housing and the remaining 91 would be for regular market rate. He <br />wanted Council to ask for something that would contribute to the welfare of the City. He felt <br />with the big need for affordable housing in Pleasanton and the General Plan mandate the <br />opportunity presents itself with this PUD modification. <br /> <br /> Carole Varela, 3858 Mohr Avenue, said she was sent the blueprints and asked to make <br /> comments by the Planning Department. She said these homes are very close together and felt <br /> it would be appropriate if the insulation was thicker and to use a special insulated window. She <br /> believed this project was higher than the mid range density of eight units per acre. She wanted <br /> to know why the numbers kept going up? She felt the streets did not allow enough parking to <br /> accommodate the residents as well as guests. She had a concern with the homes that would be <br /> facing Stoneridge Drive that would be impacted by the noise from the street. She said if the <br /> plan is going to be improved, improve it so the residents that move in do not want to move out. <br /> She also would like to see affordable housing included in this project. <br /> <br /> Ms. Michelotti asked about housing on Stoneridge Drive. She understood there was a <br /> soundwall along the length of Stoneridge Drive. <br /> <br /> Ms. Varela said there is existing housing on Stoneridge Drive that has wrought iron <br /> fencing whose concern is the noise.
