Another plan <br />has not been submitted. <br /> <br /> Ms. Ayala asked if the project should be conditioned so that the buyers of the houses <br />would know that the possibility existed that Rose Avenue may connect to Valley Avenue. She <br />felt Rose Avenue should connect to Valley Avenue. She liked the fact that the development had <br />2 houses per acre and does not affect the connection of Rose Avenue to Valley Avenue. <br /> <br /> Mr. Swift said the proposed condition No. 7 does disclose the connection of Rose <br />Avenue, the extension of the Court, and the Fairgrounds activities. <br /> <br /> Mr. Pico asked if the Alameda County or the Fair Board had an opportunity to comment <br />on this development proposal and if they were officially notified? <br /> <br /> Mr. Swift said they were notified but did not comment. <br /> <br /> Mayor Tarver declared the public hearing open. <br /> <br /> Ron Winter, 5506 Sunol Boulevard, said the other PUD lapsed and a different applicant <br />has submitted this development. He described the differences in the plan that included larger <br />lots and lower density. He felt the plan fits no matter what happens in the future. <br /> <br /> Ms. Michelotti asked where the extension was into the Jones' property? <br /> <br /> Mr. Winter showed on the map how the extension is designed. <br /> <br /> Mayor Tarver asked if the houses would be more marketable if the soundwall were <br /> installed and if Rose Avenue were connected. <br /> <br /> Mr. Winter said there are pros and cons in respect to the soundwall. He said the way <br /> the Fairgrounds are today, constructing the soundwall would probably be a good idea. In <br /> respect to the extension of Rose Avenue, it is stated in the conditions that that possibility exists. <br /> His personal opinion is not to extend it. The Fair Board feels it is not a viable option and the <br /> residents do not want it. <br /> <br /> Mayor Tarver asked if the conditions indicated the trouble with parking when the Fair <br /> is going on? <br /> <br /> Mr. Swift said it was a condition of approval. He believed parking has not been a <br /> problem in this area.
