It was moved by Ms. Michelotti, and seconded by Ms. Dennis, that Ordinance No. <br />1747 be introduced, to be read by title only and waiving further reading thereof, approving <br />the application of Dong Yu Real Estate Development for PUD plan approval as filed under <br />Case PUD-98-01. <br />The roll call vote was as follows: <br />AYES: Councilmembers - Ayala, Dennis, and Michelotti. <br />NOES: Mayor Tarver <br />ABSENT: None <br />ABSTAIN: Councilmember Pico <br /> <br /> Ms. Ayala asked staff to focus on the architectural detail and the landscaping when the <br />project goes through the design review process. <br /> <br /> Ms. Michelotti said the house at the comer of Jorgensen Lane and Foothill Road initiated <br />the Overlay District. This house is less visible today because of the landscaping. She felt this <br />project is positive and felt staff was well aware of Council's direction. <br /> <br />Item 6b <br />PUD-97-22, Trumark Commercial <br />Application for PUD plan approval to allow the subdivision of a 3 +/- acre site into nine lots <br />ranging in size from aVproximatelV 11,000 sq.ft. to 12,400 sq.ft. located at 1605 Rose <br />Avenue. Zoning for the property is PUD-MDR (Planned Unit Development - Medium <br />Density Residential) District. (SR98:106) <br /> <br /> Brian Swift presented the staff report. <br /> <br /> Mayor Tarver asked if a soundwall were needed and if there were any long range <br /> planning issues related to this area and/or approval? <br /> <br /> Mr. Swift said staff believes this approval will be consistent with whatever happens to <br /> the west of the site. The issue of whether Rose Avenue will cross the Fairgrounds property and <br /> connect to Valley Avenue is undecided. However, nothing in this plan precludes any of the <br /> reasonable options that have been studied in the past. With respect to the soundwall, staff has <br /> not received a definitive answer from the Alameda County Fair Board whether or not a <br /> soundwall would be required in conjunction with the extension of the water and sewer lines <br /> further to the west. As part of the conditions of approval this determination must be made prior <br /> to approval of the final map.
