Item 6b <br />AP-98-02 (PUD 90-19-7M, Moller Ranch) Bhulabhai and Vanita Patel <br />Appeal of the decision of the Planning Conunission's denial of an application for a PUD <br />plan major modification to allow a 456 sq.ft. increase to the 4,500 sq.ft. maximum allowed <br />house size and design review approval for a 4,956 sq.ft., two-story home with a 1,570 sq.ft. <br />five-car garage located at 5568 Serenity Terrace (Lot #92 in the Moller Ranch project). <br />Zoning for the property is PUD (Planned Unit Development) - RDR/LDR (Rural and Low <br />Density Residential) and A (Agriculture) District. (SR98:94) <br /> <br /> Brian Swift presented the staff report. <br /> <br /> Ms. Ayala asked if this was the same development that came before Council in February <br />1997 and if so, what was Council's decision at that time? <br /> <br /> Mr. Swift said it is the same development and the City Council voted at that time not to <br />increase the size of the houses beyond 4500 sq.ft. <br /> <br /> Ms. Ayala asked if the request at that time was to allow all the houses to be increased <br />from 4500 sq.ft. to a maximum of 6500 sq.ft.? <br /> <br /> Mr. Swift said yes but the Council did not support this. <br /> <br /> Ms. Ayala asked what was the rationale for the first tier being limited to 4500 sq.ft.? <br /> <br /> Mr. Swift said it had to do with the massing of housing along Foothill Road. The <br />Foothill Corridor Overlay District was designed to try and spread the houses out so they would <br />not be as noticeable. Some of the houses being built were quite large, so the house size became <br />an issue. The 4500 sq.ft. limit was established when the Moller Ranch PUD was approved. <br /> <br /> Ms. Ayala asked if the second tier allows square footage between 6000 and 8000 square <br />feet? <br /> <br /> Mr. Swift said there is no square footage limit in the second tier. <br /> <br /> Ms. Michelotti asked which lots are designated to house 4500 sq.ft. houses? <br /> <br /> Mr. Swift said the seven to eight lots closest to Foothill.
