15. That the roofs of the houses to be constructed on lots 1 <br /> through 14 utilize a hipped type design on the western <br /> building elevation. <br /> <br /> 16. That the project CC&R's include strict prohibitions <br /> against regrading of any lot within the project. The <br /> final CC&R's shall be submitted for final review and <br /> approval of the Planning Director and City Attorney <br /> prior to recordation. <br /> <br /> 17. That the project CC&R's include requirements that the <br /> land owners of lots 1 through 13 shall be responsible <br /> for maintaining the on-site slope banks in a clean and <br /> vegetated manner at all times. <br /> <br /> 18. That the applicant shall complete necessary hydroseeding <br /> and irrigation of the slope banks on lots 1 through 13 <br /> as soon as the project grading is completed. <br /> <br /> 19. That the applicant shall dedicate to the City for future <br /> public street right-of-way the remnant parcel of land <br /> located to the north of Lot 31. All street improvements <br /> shall be made across the frontage of this lot. <br /> <br /> 20. That the grades of Lots 28-31 and the proposed temporary <br /> street bulb be lowered to closer match the elevations of <br /> the existing properties to the north and east. Final <br /> grades for this area shall be submitted for review and <br /> approval by the Planning Director prior to submittal of <br /> the final map. <br /> <br /> 21. That the houses to be constructed on Lots 1-4 and 6-13 <br /> be limited to a single story in height. In addition, <br /> Lots 8, 9 and 10 shall maintain a minimum 40' rear yard <br /> setback for above-ground structures. Recorded <br /> Agreements which detail these restrictions shall be <br /> entered into with the adjacent affected property owners. <br /> These agreements shall be recorded and attached to the <br /> property deed. The final format and mechanisms to <br /> complete these development restrictions shall be <br /> submitted for review and approval by the Planning <br /> Director prior to recordation of the final map.
