7. That the applicant be responsible for posting of signs <br /> at all entrances to the project detailing the <br /> limitations on construction activity and access that <br /> have been imposed on the project. Depicted on the sign <br /> shall be the permitted operating hours (Monday through <br /> Friday 8:00am to 5:00pm for the house construction phase <br /> of lots 1-14 only, 8:00am to 8:00pm Monday through <br /> Friday and 10:00am to 6:00pm on Saturdays for project <br /> grading and remainder of house construction. No <br /> construction shall be permitted on Sundays or holidays. <br /> In addition notice prohibiting any loud radio noise, <br /> bringing dogs to the site and the need to utilize the <br /> Vineyard Avenue entrance driveway as the main access to <br /> the project shall be included on the sign. Failure to <br /> comply with these restrictions or any construction <br /> activity restriction established by the City could <br /> result in the shutting down of the site for a 24 hour <br /> period at the discretion of the Planning Director. <br /> <br /> 8. That the applicant be responsible for its pro rata share <br /> of the costs for the northern and southern extensions of <br /> Bernal Avenue. These extensions are necessary for the <br /> project to be taken out of the Vineyard Avenue <br /> Circulation Moratorium. The amount of this share shall <br /> be determined prior to the final map stage of the <br /> project. <br /> <br /> 9. That the applicant shall provide all buyers with copies <br /> of the project conditions of approval. <br /> <br /> 10. That the applicant shall provide written notice to each <br /> buyer that no occupancy shall be allowed until final <br /> acceptance of all subdivision improvements. <br /> <br /> 11. That a permanent turn around be installed on Lot 30 if <br /> Montevino Drive is not extended north prior to issuance <br /> of a building permit for this lot. <br /> <br /> 12. That the final map include only 50 buildable lots. The <br /> remaining lots shall be those shown as 1-12 and 30 which <br /> will not be eligible for building permits until Growth <br /> Management approval has been granted. <br /> <br /> 13. That the applicant be responsible for removal and <br /> redesign of the concrete line "V" ditch in the rear yard <br /> of the residences at 786 and 798 Sylvaner Drive. This <br /> redesign is contingent upon receiving approval of the <br /> property owners for the right to trespass and complete <br /> the work. <br /> <br /> 14.
