EXHIBIT 'A' <br /> Conditions of Approval <br /> Tract 5835 <br /> 1/19/88 <br /> <br /> 1. That the development shall substantially conform to the <br /> plans on file with the Planning Department except as <br /> modified by these conditions. <br /> <br /> 2. That a final fencing plan be submitted for review and <br /> approval by the Planning Director prior to approval of <br /> the final map. This plan shall include design of all <br /> retaining walls, perimeter fencing as well as the tall <br /> masonry soundwall along the rear property lines of Lots <br /> 54, and 61-63. <br /> <br /> 3. That approval of this case is subject to all conditions <br /> contained in the report from the City Engineer, dated <br /> January 19, 1988, attached hereto and made a part of <br /> this case by reference. <br /> <br /> 4. That detailed plans depicting the amount, location, <br /> storage methods and haul route to be utilized in the <br /> event of a grading imbalance be submitted for review and <br /> approval by the Planning Director and City Engineer <br /> prior to removal of any soils from the site. Any excess <br /> soils shall only be deposited on adjacent site and not <br /> be allowed to off-haul via City streets. <br /> <br /> 5. That the applicant submit a detailed landscape plan for <br /> the area along the western property line. Included on <br /> this plan should be a series evergreen broad leaf trees <br /> in locations acceptable to the adjacent residents and <br /> the Planning Director. This plan shall be submitted for <br /> review and approval prior to recordation of the final <br /> map. <br /> <br /> 6. That the applicant obtain authorization from the <br /> adjacent resident to the east (Hatsushi and Teixeira) to <br /> utilize the existing driveway that runs from the <br /> northeast corner of the site to Vineyard Avenue as an <br /> additional construction access that will be utilized for <br /> worker and truck access as much as possible.
