BACKGROUND <br />Tract 7381, Ironwood Development (Busch Property), developed by Ponderosa Homes, <br />consists of 193 single family residential lots, a 23 acre future school site, a 5.7 acre <br />Presbyterian Church Site, a 172 unit senior apartment site, a 2.5 acre private park, a <br />portion of the Iron Horse Trail, associated streets, and other infrastructure <br />improvements which support all the approved uses on approximately 92.51 acres. <br />Tract 7381 is located on Busch Road, east of Kamp Drive and south of Mohr Avenue. <br />Tract 7381 is the first of five subdivisions that make up the Ironwood Development <br />(Busch Property). Tract 7381, being the first tract to receive approval, also contains all <br />the off-site public improvements required of the development. <br />Off-Site Improvements (to be accepted) <br />The following off-site improvements have been completed and are ready for <br />acceptance: <br />• Valley Avenue was widened at Busch Road to accommodate two left-turn lanes <br />onto Busch Road. The traffic signal at this intersection was modified, a bus <br />turnout was installed on Valley Avenue west of the intersection, and the street <br />was re-landscaped. <br />• An 8-foot wide sidewalk was installed on the north and east side of Valley <br />Avenue between Quarry Lane and Boulder Street. In addition, a sidewalk was <br />installed connecting the bus stop on Valley Avenue with the development. <br />• A traffic signal was installed on Valley Avenue at Boulder Street. <br />• Busch Road was widened along the project frontage, a traffic signal was installed <br />on Busch Road at the entrance to the development (Ironwood Drive), and a <br />masonry wall screen was installed on the south side of Busch Road across the <br />project frontage. <br />• The north and eastbound approaches to the intersection of Hopyard Road and <br />Stoneridge Drive were re-striped. <br />• The north and eastbound approaches to the intersection of Hacienda Drive and <br />Stoneridge Drive were re-striped. <br />• A storm drain line along Martin Avenue was installed, which also included the <br />installation of a water main within the roadway, reconstructing the trail along the <br />east side of Martin Avenue, and widening of Martin Avenue northerly of Trenery <br />Drive. <br />• Traffic calming measures were installed along Mohr Avenue and Kamp Drive. <br />The developer also paid its pro-rata share for up-sizing the sanitary sewer main on Kamp <br />Drive to satisfy a condition of approval for the development. In addition, while <br />Ray Street, approaching First Street, was required to be re-striped, this work was not <br />required because of changing traffic patterns since that condition was originally <br />approved. <br />Page 2 of 3 <br />
