The street improvements, traffic signals, storm drain, sanitary sewer, water systems, <br />and streetscape (except as noted below) within these streets will be maintained and <br />operated by the City. <br />The streetscape (landscaping and irrigation) along the north side of Valley Avenue <br />adjacent to the Iron Horse Trail, along both sides of Busch Road, and along the north <br />side of Mohr Avenue from Martin Avenue easterly, will be maintained by the HOA. <br />Additionally, the soundwall on the south side of Busch Road will be maintained by the <br />HOA. <br />At this time, three of the required improvements have not been completed. However, <br />these improvements are bonded to assure their completion and will be completed by <br />Ponderosa Homes before the acceptance of the last subdivision. The not yet completed <br />off-site improvements are listed below: <br />• Construction of a westbound to northbound free right turn lane at the intersection <br />of Stanley Boulevard and Valley Avenue. (Item D on Attachment 1) <br />• The westbound approach on Bernal Avenue will be widened at its intersection <br />with First Street to accommodate a triple left turn. (Item E on Attachment 1) <br />• The landscaping of the Iron Horse Trail between Mohr Avenue and Busch Road. <br />(Item J on Attachment 1) <br />DISCUSSION <br />City Council will be accepting for formal maintenance the public improvements as <br />described above.
