<br />50. Portable toilets used during construction shall be emptied on a regular basis as <br />necessary to prevent odor. <br /> <br />51. All backflow prevention devices, above ground irrigation controls, and above <br />ground irrigation meters shall be located and screened so as to minimize visual <br />impacts. The location of all backflow prevention devices, above ground irrigation <br />controls, and above ground irrigation meters and the quantity and type of <br />proposed landscape screening shall be subject to the review and approval of the <br />Planning Director prior to installation. <br /> <br />52. All parking spaces shall be striped. Wheel stops shall be provided unless the <br />spaces are fronted by raised concrete curbs, in which case sufficient areas shall <br />be provided beyond the ends of all parking spaces to accommodate the <br />overhang of automobiles. <br /> <br />53. Prior to issuance of a building permit, the developer shall pay the required <br />commercial development school impact fee as prescribed by state law and as <br />adopted by the Pleasanton Unified School District. <br /> <br />54. The developer acknowledges that the City of Pleasanton does not guarantee the <br />availability of sufficient sewer capacity to serve this development by the approval <br />of this case, and that the developer agrees and acknowledges that building <br />permit approval may be withheld if sewer capacity is found by the City not to be <br />available. <br /> <br />55. This approval does not guarantee the availability of sufficient water to serve the <br />project. The City shall withhold building permits for the project if at the time <br />building permits are applied for, mandatory water rationing is in effect, unless the <br />City has adopted a water offset program and unless the developer is participating <br />in the program. Notwithstanding the developer's participation in such a program, <br />the City may withhold building permits if the City determines that sufficient water <br />is not available at the time of application of building permits. <br /> <br />56. The office building shall be designed and constructed to maintain an interior <br />noise level of 45 dBA L. Information sufficient to determine that this noise level <br />eq <br />can be met shall be submitted with the plans submitted for issuance of building <br />permits and shall be subject to review and approval by the Planning Director and <br />Chief Building Official prior to issuance of building permits. <br /> <br />GREEN BUILDING <br /> <br />TM <br />57. The subject building shall achieve at least a LEED “Certified” level on the <br />LEED Green Building Checklist at the time of building permit submittal. A final <br />list of the green building measures shall be submitted in conjunction with the <br />plans submitted for issuance of building permits and shall be subject to the <br /> 9 <br /> <br />
