(HOA) or maintenance association. The curb on the uphill side of the <br />street shall be revised to a standard City curb and gutter. There shall be <br />an eight-foot wide Public Service Easement (PSE) located at the back of <br />curb on both sides of the street. The area within the PSE (on the opposite <br />side of the street as the bioswale) shall be graded at two percent towards <br />the street unless otherwise approved by the City Engineer. There shall be <br />subdrains located under the bioswale. <br /> <br /> c. Hatsushi Lane (Section B-B) <br />There shall be a 1 1/2-foot wide flat area at the back of curb to allow a <br />passenger to step out of the vehicle without stepping into the bioswale. <br />There shall be openings in the face of curb every 25 feet to allow the <br />storm water in the gutter to flow to the bioswale. The bioswale shall be <br />planted with turf, and irrigated. Maintenance of the bioswale shall be the <br />responsibility of the Homeowners Association or Maintenance Association. <br />The curb on the uphill side of the street shall be revised to a standard City <br />curb and gutter. There shall be subdrains <br />located under the bioswale. <br /> <br /> d. Emergency Vehicle Access Road (Section C-C) <br />The V-ditch shall be changed to a bioswale. The bioswale shall be <br />planted with turf, and irrigated. The retaining wall shall be constructed two <br />feet clear of the roadway. The Homeowners Association or Maintenance <br />Association shall maintain the bioswale, road and retaining wall. There <br />shall be a Public Service Easement (PSE) over the entire width of the EVA <br />Road. <br /> <br />e. Vineyard Avenue (Section D-D) <br />The proposed sidewalk shall be revised; there shall a landscaped planter <br />located between the back of curb and sidewalk. The planter width shall <br />vary between 5 and 8 feet. The sidewalk shall be 6 feet wide concrete in <br />accordance with City Standards. The sidewalk shall be installed across <br />the entire project frontage and transition on both ends into the existing <br />sidewalk. There shall be a concrete lined swale located at the back of the <br />sidewalk to intercept any water from the slope bank above. The street <br />right-of-way line shall be relocated to the back of the sidewalk. <br />Additionally, there shall be an eight-foot wide PSE located at the back of <br />sidewalk. The planter area and slope bank shall be landscaped and <br />irrigated to the satisfaction of the Planning Director. <br /> <br /> <br />2 <br /> <br />
