f. Section E-E <br /> There shall be a concrete lined swale/v-ditch located along the back of the <br />retaining wall. The swale/v-ditch shall be connected to the storm drain <br />system. There shall be a minimum of two feet between the top of slope <br />and the adjacent property line. The wall and swale/v-ditch shall be <br />maintained by the HOA. <br /> <br />g. The Six-Inch Subdrain Detail <br /> The six-inch subdrain detail shall be modified such that the filter material <br />shall be increased as necessary to provide adequate filtering. The filtering <br />material shall have a percolation rate of a minimum of five inches per hour <br />unless otherwise approved by the City Engineer. <br /> <br />5. The temporary drainage pipe (Phase 1) including the overland release shall be <br />private and maintained by the individual maintenance association or <br />homeowners association. <br /> <br />6. The applicant shall pay a 70-percent share of the cost of the design and <br />construction of the extension of Clare Lane from it present terminus to Hatsushi <br />Terrace as determine by the City Engineer. Said payment shall be due prior to <br />the approval of the final map. <br /> <br />7. The applicant shall modify the existing median island on Vineyard Avenue as <br />required by the City Traffic Engineer to install a left turn pocket into the site. <br /> <br />8. The lot line shown in the middle of the slope bank between Lots 1 and 2 shall be <br />moved westerly to the top of bank (of Lot 2) plus two feet and the intermediate <br />v-ditch shall be removed. <br /> <br />9. The grading shown for the extension of Clara Lane shall be revised to match the <br />preliminary grading plan on file with the City Engineer for the extension of Clara <br />Lane. <br /> <br />10. The J-ditch along the common property line between this development and <br />property to the east shall be revised to reflect the extension of Clara Lane. <br /> <br />11. All utility boxes and transformers for this project shall be installed underground in <br />conduit. All capacitor banks or switches for the project may be installed above <br />ground if properly screened to the satisfaction of the Planning Director. <br /> <br />12. The curb and gutter of all streets within the development, including the median <br />island at Vineyard Avenue, shall have subdrains installed at either the back of <br />curb or lip of gutter at the discretion of the City Engineer. This detail shall be <br />shown on the improvement plans. Said drains shall be connected to the storm <br />drain system or drained by other means acceptable to the City Engineer <br /> <br /> <br />3 <br /> <br />
