EXHIBIT B <br />CONDITIONS OF APPROVAL <br /> <br />Vesting Tentative Subdivision Map 7890 <br />Kazuo and Takiko Hatsushi <br />2756, 2770, and 2798 Vineyard Avenue <br />June 13, 2007 <br /> <br /> <br />1. The final subdivision map shall substantially conform to the vesting tentative <br />subdivision map and grading/utility plan, Exhibit A, dated " Received April 13, <br />2007" on file with the Planning Department, except as modified by the following <br />conditions. Minor changes to the plans may be allowed subject to the approval <br />of the Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br /> <br />2. Vesting Tentative Subdivision Map 7890 shall be of no further validity and the <br />subdivider shall be required to submit the same or new tentative subdivision map <br />for City approval prior to development of the site in the event that the subdivider <br />fails to record a final subdivision map within two years of this approval unless <br />extended as allowed by the Pleasanton Municipal Code. <br /> <br />3. This vesting tentative map shall incorporate by reference all conditions and <br />requirements of PUD-99-14, the approved PUD Development Plan covering this <br />subdivision, as approved by the City Council, except for the items listed in the <br />attached Exhibit C which shall be reviewed and approved with the final <br />subdivision map. <br /> <br />4. The typical street sections shall be revised as follows: <br /> <br />a. Hatsushi Terrace (Section A-A) <br />The street shall be narrowed to 28 feet curb-to-curb. The street shall be <br />posted for “No Parking” on one side of the street. There shall be an <br />eight-foot wide Public Service Easement (PSE) located at the back of curb <br />on both sides of the street. The area within the PSE shall be graded at <br />two-percent towards the street unless otherwise approved by the City <br />Engineer. <br /> <br />b. Hatsushi Court (Section A-A) <br />The lower side of the street shall have a bioswale located behind the curb. <br />There shall be a 1.5-foot wide flat area at the back of curb to allow a <br />passenger to step out of the vehicle without stepping into the bioswale. <br />There shall be openings in the face of curb every 25 feet to allow the <br />storm water in the gutter to flow to the bioswale. The bioswale width shall <br />be eight feet wide and be planted with turf, and irrigated. Maintenance of <br />the bioswale shall be the responsibility of the homeowners association <br /> <br />1 <br /> <br />
