subject to the review and approval by the Planning Director prior to issuance of <br />building permits for the project. <br /> <br />19. Stucco finish shall be utilized on the front and rear elevations of the building and <br />slumpstone shall be used on the sides of the building. Except as otherwise <br />approved by the Planning Director, the stucco on the building shall have a <br />relatively smooth hand-troweled finish such as “Cat Faces,” “Santa Barbara,” or <br />“Monterey.” The stucco finish shall be noted on the building permit plans. Prior <br />to installation, the applicant shall submit a sample of the stucco wall finish for <br />review and approval by the Planning Director. The color, quality, and finish of the <br />slumpstone shall be submitted for review and approval by the Planning Director <br />prior to installation. <br /> <br />20. The approved building colors and materials shall be indicated on the final <br />building permit plans. Any proposed revisions to these approved colors or <br />materials must be submitted for review and approval by the Planning Director <br />prior to painting/installation. <br /> <br />21. The applicant shall paint a color sample of the rust body color on the building wall <br />for the review and approval by the Planning Director prior to painting the entire <br />building. <br /> <br />22. The color, material, and/or pattern of the following improvements shall be shown <br />on the plans submitted for issuance of building permits and shall be subject to <br />review and approval by the Planning Director prior to issuance of a building <br />permit: <br /> <br />a. Paving between the City sidewalk and front building wall. <br /> <br />b. Transom window glazing. <br /> <br />c. Rear awning. <br /> <br />d. Exterior staircase. <br /> <br />e. Roof tile. <br /> <br />23. All proposed mechanical units, air conditioning equipment, blowers, make-up air <br />units, ducts, etc. shall be shown on the building permit plans. The project <br />developer shall effectively screen from view all ducts, blowers, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on <br />the ground, or on the roof, with materials architecturally compatible with the <br />building. Screening details shall be shown on the plans submitted for issuance of <br />building permits, the adequacy of which shall be determined by the Planning <br />Director.
