13. The site and/or building shall be designed so that no steps are needed between <br />the City sidewalk and the front doors. <br /> <br />14. The southern side roof overhang shall be modified, as necessary, to ensure that <br />the corbels do not cross the adjacent side property line. Said modification shall <br />be submitted in conjunction with the plans submitted for issuance of building <br />permits and shall be subject to review and approval by the Planning Director prior <br />to issuance of building permits for the project. <br /> <br />15. The applicant shall make the following modifications/revisions to the site plan: <br /> <br />a. Decorative paving, decorative pedestrian-scale lighting, small flower pots, <br />decorative metal trellises or arches with planter pockets and climbing <br />vines, etc. shall be installed along the pedestrian corridor along the north <br />side of the building. <br /> <br />b. The limits of the existing concrete band at the back of Main Street <br />sidewalk and the Main Street concrete pavers and stamped concrete in <br />front of the building shall be shown on the plan. <br /> <br />c. The applicant shall extend the existing Main Street pavers along the <br />project frontage to generally end at the northernmost edge of the new <br />building. The final location of the new pavers shall be subject to the <br />review and approval by the Planning Director and City Engineer. The new <br />pavers shall match the material, colors, shapes, and installation pattern of <br />the existing concrete pavers in front of the building. <br /> <br />Said modifications shall be submitted in conjunction with the plans submitted for <br />issuance of building permits and shall be subject to review and approval by the <br />Planning Director prior to issuance of building permits for the project. <br /> <br />16. Prior to installation of any outdoor dining furniture, the applicant shall obtain an <br />outdoor dining permit from the City. Plans showing the location and design of the <br />outdoor dining furniture shall be included with the outdoor dining permit <br />application. <br /> <br />17. Details of the windows and window treatments, support posts, columns, fascia, <br />corbels, eaves, gutters, awning, and balustrade shall be shown on the plans <br />submitted for issuance of building permits and shall be subject to review and <br />approval by the Planning Director prior to issuance of a building permit. These <br />elements shall be compatible with the architectural style of the building. <br /> <br />18. The windows shall be recessed approximately two to three inches from the <br />outside face of wall. Window specifications and typical installation details shall <br />be included with the plans submitted for issuance of building permits and shall be <br /> 3 <br /> <br />
