25. The applicant shall implement the following measures with the construction of the <br />structure covered by this approval so that a roof-mounted photovoltaic system <br />can be installed in the future: <br /> <br />a. Install electrical conduit and pull string from the roof/attic areas to the <br />building’s main electrical panels; <br /> <br />b. Engineer the roof trusses to handle an additional load as determined <br />by a structural engineer to accommodate the additional weight of a <br />prototypical photovoltaic system beyond that anticipated for roofing; <br /> <br />c. Provide an area near the electrical panel for the “inverter” required to <br />convert the direct current output from the photovoltaic panels to <br />alternating current; and <br /> <br />d. Install a bi-directional electrical meter. <br /> <br />These measures shall be shown on the building permit plan set submitted to the <br />Planning Director for review and approval before issuance of the building permit. <br />The project developer shall provide the future homeowners the necessary <br />information delineating the means by which photovoltaic panels can be applied to <br />the roofs of the structures covered by this approval. This information shall be <br />submitted to the Planning Director for review and approval prior to the occupancy <br />of the unit. <br /> <br />Trees <br /> <br />26. The applicant shall comply with the recommendations stated in the report <br />prepared by Timothy Ghirardelli, on file in the Planning Department. No trees <br />shall be removed other than trees nos. 34, 35, 36, and 37, which shall be <br />specifically denoted on the final site plan and grading plan. For the existing trees <br />to remain, the project developer shall post cash, letter of credit, or other security <br />satisfactory to the planning director in the amount of five thousand dollars <br />($5,000) for each tree required to be reserved, up to a maximum of twenty-five <br />thousand dollars ($25,000). This cash bond or security shall be retained for one <br />(1) year following the completion of construction, and shall be forfeited if the trees <br />are destroyed or substantially damaged. <br /> <br />27. An addendum to the arborist report shall be submitted to include the appraised <br />value of the trees that are to be removed by the proposed development. This <br />addendum shall be prepared by the project arborist, and is subject to the review <br />and approval by the Planning Director. <br /> <br /> 5 <br /> <br />
