16. No development shall occur within the drip line of any heritage tree located on or adjacent <br />to the property. <br />17. Prior to the demolition of any existing structure(s) located on the Scherbarth property, the <br />applicant shall have the structures examined for the presence of lead, lead-based paint, <br />and/or asbestos by a qualified environmental professional. If lead and/or asbestos are <br />found to be present, demolition of these structures shall be conducted in accordance with <br />the applicable requirements of the California Department of Industrial Relations (Cal- <br />OSHA) for lead, and Cal OSHA and the Bay Area Air Quality Management Board <br />(BAAQMD for asbestos. The applicant shall provide to the Planning Director afollow-up <br />report within 30 days after demolition of the structure(s) is completed. <br />18. The project developer shall pay any and all fees for the entire project, including fees <br />associated with the Vineyard Avenue Corridor Specific Plan, to which the properties <br />covered by this PUD Development Approval are subject in accordance with the provisions <br />of the Vineyard Avenue Corridor Specific Plan Financing Program or prior to issuance of <br />the first building permit. <br />19. The homes covered by this approval shall be constructed to encourage telecommuting by <br />providing as an option telecommunications infrastructure consistent with state-of--the-art <br />methods at the time that the homes are submitted for site-specific design review approval. <br />20. Prior to the issuance of a building permit, the project developer shall submit to the Planning <br />Department for review and approval by the Planning Director: <br />1) Asite-specific Open-Space Management Plan that addresses agricultural operations, <br />open space maintenance, and wildlife and vegetation preservation needs. <br />2) Asite-specific Wildland Fire Protection Plan <br />21. All future improvements to the property shall be processed in accordance with <br />Section 18.20, Design Review, of the Pleasanton Municipal Code. <br />22. Only gas fireplaces, pellet fueled wood heaters or EPA certified wood-burning appliances <br />may be installed in all new construction. <br />23. All residences in the PUD shall be constructed to allow for future installation of a Photo <br />Voltaic (PV) system. The project/ building developer may either comply with the <br />following requirements for making all houses on the Lot photovoltaic ready. Making the <br />home photovoltaic ready shall require the following measures to be implemented with the <br />construction of the structures covered: <br />1) Electrical conduit and cable pull strings shall be installed from the roof/attic area to <br />the buildings' main electrical panels. <br />2) Roof trusses shall be engineered to handle an addition load of five (5) pounds per <br />square foot beyond that of the anticipated load for the roofing material. <br />
