a. All trees used in landscaping be a minimum of 15-gallons in size and all shrubs a <br />minimum offive-gallons, unless otherwise approved by the Planning Director with <br />the review of the landscape plan. <br />b. The irrigation design shall utilize low-volume drip, bubbler, or other water <br />conserving irrigation systems to the maximum extent possible. <br />c. Irrigated landscape areas shall not drain into the driplines of the existing oak trees. <br />44. Prior to building permit final, all landscaping shall be installed. <br />45. The applicant may remove the seven (7) trees (Nos. tree numbers 20, 21, 23, 24, 28, 30, <br />and 31 in the tree report) specified in the tree report prepared by HortScience dated <br />May 11, 2005. The applicants shall mitigate removal of these trees at a 6:1 ratio for each <br />tree. Replacement trees shall be native species planted in the general vicinity of the <br />removed trees. Replacement trees shall be a combination of 15 gallon, 24 inch, and 36 <br />inch box size trees. A tree replacement plan shall be submitted for review and approval <br />by the Planning Director prior to removal of the trees. The Planning Director can reduce <br />the replacement quantity or otherwise require payment into the Urban Forestry Fund if <br />the FMP inhibits the proper locating of the replacement trees. <br />46. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. The <br />irrigation design shall utilize low-volume drip, bubbler, or other water conserving <br />irrigation systems to the maximum extent possible. <br />47. All trees, other than those required as replacement trees, used in landscaping be a <br />minimum of 15 gallons in size and all shrubs a minimum of 5 gallons, unless otherwise <br />shown on the approved landscape plan. <br />General Landscabe and Tree Preservation <br />48. Six-inch vertical concrete curbs shall be installed between all paved and landscaped <br />areas. <br />49. The developer shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping included in this project will be maintained at all <br />times in a manner consistent with the approved landscape plan for this development. <br />Said agreement shall run with the land for the duration of the existence of the structures <br />located on the subject property. <br />50. The developer shall comply with the recommendations of the tree report prepared by <br />HortScience dated May 11, 2005, incorporated herein by reference. No tree trimming or <br />pruning other than that specified in the tree report shall occur. The developer shall <br />arrange for the horticultural consultant to conduct a field inspection prior to issuance of <br />10 <br />
