For example if the body of the house is <br />primarily stucco the chimneys can be stone, so long as it is a different material <br />than on the other chimneys on the other two lots. <br />ix. The color of the spark arrestors on the chimneys shall blend in with the color of <br />the chimneys. <br />Fireplaces <br />8. Only gas fireplaces, pellet fueled wood heaters or EPA certified wood-burning appliances <br />may be installed in all new construction. <br />Lighting <br />9. All exterior lighting shall be directed downward and designed or shielded so as to not <br />shine on neighboring properties. The applicant shall submit a final lighting plan, and <br />include drawings and/or manufacture's specification sheets showing the size and types <br />light fixtures proposed for the exterior of the buildings and parking areas. The light <br />fixtures and their locations shall be subject to the review and approval of the Planning <br />Director. <br />10. The applicant shall be responsible for the installation of the street lighting system serving <br />the development. The design of the street lights shall match those of the other existing <br />street lights on Clara Lane by the intersection of Clara Lane and Vineyard Avenue. The <br />number and location of the street lights shall be subject to the review and approval of the <br />City Engineer. <br />Existing Trees <br />11. The applicant shall comply with the tree preservation recommendations of the tree report <br />prepared by HortScience dated "Received May 18, 2006". No tree trimming or pruning <br />other than that specified in the tree report shall occur. The applicant shall arrange for the <br />horticultural consultant to conduct a field inspection prior to issuance of demolition and <br />grading permits to ensure that all recommendations have been properly implemented, <br />including and measures needed to ensure the preservation of the trees required to be <br />preserved by this case. The consultant shall certify in writing that such recommendations <br />and any other applicable tree preservation measures of this case have been followed. <br />12. On Lot 1, the two heritage-size Monterey Pine trees as shown on the tree report prepared <br />by HortScience dated "Received May 18, 2006" and all trees shown between the rear <br />deck and the southern property line and all trees between the other areas of the house and <br />the southern property line shall be preserved, unless the trees are required to be removed <br />per condition of approval #14 of this case. Prior to commencement of any site work, the <br />project developer shall install tree protection fence, at the dripline of the existing trees on <br />the subject site to be preserved. <br />
