chimneys can be stone, so long as it is a different material than on the other <br />chimneys on the other two lots. <br />iii. The color of the spark arrestors on the chimneys shall blend in with the color of <br />the chimneys. <br />iv. The building pad grade under the proposed house shall be reduced by at least 2 <br />feet. An approximately two-foot tall retaining wall shall be installed to the rear of <br />the house to accommodate this change. No existing trees shall be removed as part <br />of the grade change. Retaining wall designs shall be reviewed and approved by <br />the Planning Director. <br />v. The roof of the house on Lot 1 shall be reduced by 1.5 feet in height. <br />b. Lot 2 <br />i. A deck with railings shall be provided above the first floor entry. <br />ii. The exterior of the entire first floor shall be stone. <br />iii. An additional window shall be provided on the western elevation of the office, to <br />help break up the mass of the western wall. <br />iv. The front porch on the first floor shall be a minimum of 8 feet in depth. <br />v. The driveway shall be reduced in size and shall not exceed 12 feet in width, not <br />including the 25-foot back-up area behind the garage and not including the <br />driveway to Lot 1. <br />vi. The exterior chimney material shall be a different material than the primary <br />exterior material of the house and shall not be the same material as the chimneys <br />on the other two lots. For example if the body of the house is primarily stucco the <br />chimneys can be stone, so long as it is a different material than on the other <br />chimneys on the other two lots. <br />vii. The color of the spark arrestors on the chimneys shall blend in with the color of <br />the chimneys. <br />c. Lot 3 <br />i. A deck with railings shall be provided above the first floor entry. <br />ii. The exterior house and roof color shall be changed to a medium or dark brown <br />or gray color. <br />iii. The second floor shall be setback a minimum of two feet from the first floor. <br />iv. On the front elevation, additional windows shall be provided on the second floor <br />such that the windows appear balanced. <br />v. Outside the den, awrap-around trellis, a minimum of 8' in depth, which wraps <br />around the rear and side wall, shall be provided and French doors leading to the <br />covered area shall be provided. <br />vi. French doors shall be provided from the kitchen to the deck. <br />vii. The driveway shall be reduced in size and shall not exceed 12 feet in width, not <br />including the 25-foot back-up area behind the garage and not including the <br />driveway to Lot 1. <br />viii.
