List of Site Development Restrictions: <br />a. Lots 1 and 2 <br />i. No modifications shall be allowed to the "y" hammerhead on Lot 1 or to the <br />driveway leading to Lot 1, including the two-foot wide grass strips adjacent to the <br />driveway, unless otherwise approved by the Fire Marshal and the Planning <br />Director. The "y" hammerhead and driveway are needed for emergency ingress <br />and egress. <br />ii. Agate shall not be allowed over the driveway leading to Lot 1. <br />iii. The driveway leading to Lot 1 shall be a color and material which blends in with <br />the hillside. <br />b. Lot 3 <br />i. The proposed house on Lot 3 shall be setback a minimum of 30 feet from the <br />front property line. <br />ii. The ground water well on Lot 3 shall be relocated to be consistent with the <br />minimum setback requirements and shall be used for irrigation purposes only. <br />iii. Structures for agricultural purposes may be constructed in the open space area on <br />Lot 3, as allowed per the Vineyard Avenue Corridor Specific Plan. <br />iv. No modifications shall be allowed to the driveway leading to Lot 1, including the <br />2-foot wide grass strips adjacent to the driveway, unless approved by the Fire <br />Marshal and the Planning Director. This driveway is needed for emergency <br />ingress and egress. <br />v. All fencing shall be set back a minimum of 10 feet from the front property line. <br />vi. Agate shall not be allowed over the driveway leading to Lot 1. <br />6. This PUD development shall be subject to the permitted and conditional use of the LDR <br />(Low Density Residential) and Open Space Districts, as provided in the Vineyard Avenue <br />Corridor Specific Plan. <br />Architecture and Site Changes <br />7. Prior to the issuance of a building permit, the elevation drawings and house plans shall be <br />changed as noted below. All changes, including colors, materials, dimensions, and <br />locations, shall be subject to the review and approval of the Planning Director, prior to <br />the issuance of a building permit. <br />a. Lot 1 <br />i. The exterior house and roof color shall be changed to a medium or dark brown or <br />gray color. <br />ii. The exterior chimney material shall be a different material than the primary <br />exterior material of the house and shall not be the same material as the chimneys <br />on the other two lots.
