4. All relevant conditions and requirements of the Vineyard Avenue Corridor Specific Plan <br />and the adopted mitigation measures of the Final Environmental Impact Report shall be <br />applicable to this PUD Development Plan. <br />5. Except as shown in the following chart, except as shown in the list of site development <br />restrictions below the chart, and except as otherwise modified by the conditions of <br />approval for this case, Lot 1 as shown on Exhibit A shall be subject to the site <br />development standards of the R-1-40,000 zoning district and Lots 2 and 3 as shown on <br />Exhibit A shall be subject to the site development standards of the R-1-20,000 zoning <br />district. <br />Standard Requirement <br />Principal and <br />Class I and II Accessory Structure <br />Setbacks 1 <br />Minimum Front Yard Setback 30 feet <br />Minimum Side Yard Setback 15 feet <br />Minimum Rear Yard Setback 30 feet <br />Maximum Principal Structure Height 30 feet <br />Maximum Accessory Structure Height 15 feet <br />Retaining Walls 5 feet max. height <br /> parallel walls may be used with 3 feet of <br /> landscaping between walls <br /> publicly visible retaining walls shall be <br /> faced with a brown or gray stone <br />Solid Privacy Fencing permitted only on areas of the site where <br /> the following three conditions are met: (1) <br /> the grade is 10% or less, (2) meets the <br /> setbacks of the principal structure, and (3) <br /> and is not located over the driveway, <br /> including the grass strips, leading to Lot 1 <br />Open Fencing, permitted per the R-1-20,000 District <br />Not Including Chain Link standards where the following three <br /> conditions are met: (1) the fencing is not <br /> located on the driveway, including the <br /> grass strips, leading to Lot 1, (2) on Lot 3, <br /> the fence is setback a minimum of 10 feet <br /> from the front property line, and (3) the <br /> fence is white, black, brown, or dark green. <br />Note 1: See Exhibit A for all yard designations.
