23. With the recording of the Parcel Map, the applicant shall record a conservation open <br />space easement over the required open space area on Lot 3. The wording of the easement <br />shall be subject to the review and approval of the City Attorney. <br />24. All future landscaping in the open space area shall be native species. <br />Green Building <br />25. A list of the green building measures used in the design of the home covered by <br />this approval shall be provided to the Planning Department for the review and <br />approval by the Planning Director. The home covered by this approval shall be <br />designed to achieve at least the minimum points to be a "green home" as set forth <br />in the current ACWMA's Green Points rating system at the time of building <br />permit submittal. <br />26. The proposed green building checklist shall be shown on one of the first two pages of the <br />plans submitted for the issuance of a building permit. <br />27. Each of the proposed foundation, structural framing, exterior finish, plumbing, insulation, <br />heating ventilation, and air conditioning, energy, finishes, and flooring green building <br />measures shall be inspected by the Building and Safety Division prior to the issuance of a <br />final building permit. The Building and Safety Division may require special inspections <br />for the above-mentioned items, and for any other green building measures the applicant <br />proposes. The applicant shall provide verification to the Planning Department clearly <br />stating that the Building and Safety Division has inspected and approved all above- <br />mentioned items and items added to the green building inspection list prior to the <br />issuance of a final building permit. If changes are made to the green points checklist <br />prior to the issuance of a building permit, the above-mentioned inspections can be <br />changed by the Building and Safety Division to reflect the new measures proposed; <br />however, the total number of required permits must be met. Where each checklist item is <br />addressed in the plan set shall be noted on the checklist. All proposed green building <br />measures shall be shown and/or noted throughout the plan set. <br />28. The applicant shall implement the following measures with the construction of the <br />structures covered by this approval so that the owners can install roof-mounted <br />photovoltaic systems in the future: <br />a. Electrical conduit and cable shall be installed from the roof/attic areas to the <br />buildings' main electrical panels; <br />b. Roof trusses shall be "engineered" to handle an additional load as determined <br />by a structural engineer to accommodate the additional weight of a <br />prototypical photovoltaic system beyond that anticipated for roofing; and <br />
