b. Lots 1-3 <br />i. On each lot, five additional Coast Live Oak trees shall be planted by the western <br />property line. <br />ii. On each lot, at least 5 additional native non-deciduous trees which are known to <br />have some draught tolerance shall be planted by the eastern property line. <br />iii. On Lot 1, ten additional Italian Stone Pine trees shall be planted between the <br />house and the southern property line or other species as reviewed and approved <br />by the Planning Director. <br />iv. On Lot 3, a 30 foot wide irrigated native landscaping strip shall be provided <br />between the open space area and any domestic landscaping on Lot 3. <br />v. All proposed trees and shrubs within 20 feet of the project's property line shall be <br />native species, with the exception of those at the rear of Lot 1. <br />vi. On Lot 2, significant landscaping, for example 7-8 additional screen trees, shall <br />be planted around the garage to minimize its appearance. <br />17. The applicant shall provide root control barriers and four inch (4") perforated pipes for <br />street trees and trees in planting areas less than ten feet (10' 0") in width. <br />18. Prior to the issuance of a building permit, a final landscape plan and irrigation plan shall <br />be submitted to and approved by Planning Director. Said landscape plan shall be detailed <br />in terms of species, location, size, quantities, and spacing. The irrigation design shall <br />utilize low-volume drip, bubbler, or other water conserving irrigation systems to the <br />maximum extent possible. <br />19. All trees used in landscaping be a minimum of 15-gallons in size and all shrubs a <br />minimum offive-gallons, with the exception of the trees required per condition of <br />approval #14 of this case, unless otherwise approved by the Planning Director with the <br />review of the final landscape plan. <br />20. Landscaping installation time requirements: <br />a. Prior to building permit final, all front and side yard landscaping shall be installed; <br />and <br />b. Within 90 days of occupancy, all rear yard landscaping shall be installed. <br />Open Space Area on Lot 3 <br />21. The required open space area shall be entirely located on Lot 3 and shall be a minimum <br />of 1,575 square feet in size, and shall generally be located by the western property line. <br />The final location shall be subject to the review and approval of the Planning Director. <br />22. The ownership, maintenance, and use of the open space area shall adhere to the <br />requirements of the Open Space Ownership and Maintenance Plan approved as part of <br />this PUD development plan. <br />7 <br />
